RESOLUTION NO. 02-26
RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF MORRO BAY, CALIFORNIA
APPROVING A 22-YEAR MASTER LEASE AGREEMENT FOR
LEASE SITES 132W-133W AND 134-136 BETWEEN THE
CITY OF MORRO BAY AND TOGNAZZINI’S RESTAURANT, INC.,
LOCATED AT 1235 AND 1245 EMBARCADERO
T H E C I T Y C O U N C I L
City of Morro Bay, California
WHEREAS, the City of Morro Bay is the lessor of certain properties on the Morro
Bay Waterfront described as City Tidelands leases and properties; and
WHEREAS, Tognazzini’s Restaurant, Inc. (“Tenants”) have been the lessee of
Lease Site 132W-133W and 134-136 since 2004, and are tenants in good standing; and
WHEREAS, Tenants wish to continue the operation of both Tognazzini’s
Restaurant and the next-door Dockside Too takeout facility and undertake exterior
improvements, and,
WHEREAS, Tenants agree to contribute an estimated Three Hundred Dollars
($300,000) in wharf repairs to lease site 132W-133W, and;
WHEREAS, Tenants agree to contribute a total of Forty-Five Thousand Dollars
($45,000) to the City, to be applied toward Harbor capital improvement fund for the
HarborWalk or North T-Pier public restroom improvements; and;
WHEREAS, in accordance with the City’s Master Lease Policy, the City and
Tenants have agreed to a new 22-year lease agreement for Lease Sites 132W-133W and
134-136 located at 1235 and 1245 Embarcadero.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Morro
Bay, California, as follows:
1. The attached new Master Lease Agreement for Lease Sites 132W-133W
& 134-136 is hereby approved.
2. The Mayor is hereby authorized to execute said Master Lease Agreement.
PASSED AND ADOPTED by the City Council of the City of Morro Bay at a regular
meeting thereof held on the 13th day of January 2026 with the following vote:
AYES: Wixom, Eckles, Edwards, Landrum, Luffee
NOES: None

ABSTAIN: None
