RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF MORRO BAY, CALIFORNIA
APPROVING A 10-YEAR MASTER LEASE AGREEMENT FOR
LEASE SITES 129W-131W BETWEEN THE
CITY OF MORRO BAY AND MORRO BAY SEAFOOD COMPANY LLC,
LOCATED AT 1231 EMBARCADERO

City of Morro Bay, California
WHEREAS, the City of Morro Bay is the lessor of certain properties on the Morro
Bay Waterfront described as City Tidelands leases and properties; and
WHEREAS, Morro Bay Seafood Company, LLC.been the lessee
of Lease Site 129W-131W since 2024, and are tenants in good standing; and
WHEREAS, the Harbor Department and Tenants have negotiated in good faith
and mutually agreed to the terms of a new lease agreement; and,
WHEREAS, the lease term of ten (10) years, expiring June 30, 2036, is
improvements and maintenance obligations, including remodel of the dock office building,
maintenance of freezer containers, contribution toward Priority 1 wharf repairs, and
ongoing maintenance of the ice facility, and,
WHEREAS, the lease includes an option to extend for an additional ten (10) years,
through June 30, 2046, contingent upon completion of remaining Priority 2 repairs and the
; and,
WHEREAS, the lease clarifies the responsibility for maintenance of the
ice facility, establishes a maximum annual maintenance expenditure of $10,000, and
requires mandatory annual inspections.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Morro
Bay, California, as follows:
1. The attached new Master Lease Agreement for Lease Sites 129W-131W
is hereby approved.
2. The Mayor is hereby authorized to execute said Master Lease Agreement.
PASSED AND ADOPTED by the City Council of the City of Morro Bay at a regular
meeting thereof held on the 10th day of March 2026 with the following vote:
AYES: Wixom, Eckles, Edwards, Landrum Luffee
